Real Estate Assessments

Grota Appraisals provides accurate and comprehensive assessment of the real estate in your municipality by providing the following services:

  • Listing and inspection of new legal descriptions and recorded new plats.
  • Listing and inspection of all new homes, additions and building permits.
  • Prepare the assessment roll to include any and all changes to reflect fair and equitable assessments of both new and older construction.
  • Mail assessment notices to all property owners if their assessment has changed by more than $1.00.
  • Answer taxpayer questions as promptly as possible in a courteous manner.
  • Attend Board of Review to defend assessments and inform Board of any event that may concern the municipality.
  • Attend Board of Review to defend assessments and inform Town Board of any event that may concern the Town.
  • Handle taxpayer questions, information requests and property reviews.
  • Sales transfer processing, Use Value application and reporting, various required reports to the Wisconsin Department of Revenue.

Personal Property Assessments

Grota Appraisals provides accurate and comprehensive assessment of the personal property in your municipality by recording and reporting all Personal Property. Grota Appraisals uses Market Drive PC, a comprehensive CAMA product to setup and maintain accounts with all ownership and district information that has been collected. This allows us to mail a Personal Property form with the previous data already filled in so that the individual only has to make changes and return the form.

Mobile Home Parking Permit Fees

Grota Appraisals provides an accurate and comprehensive assessment of mobile home parking permit fees in your municipality. We will use Market Drive PC to value and report all buildings in a Mobile Home Park subject to a Mobile Home Parking ordinance. We will also analyze sales, generate PA 118 forms and send notices to homeowners, clerks, treasurers and park operators.

There are three accepted types of revaluations:

Full Revaluation - interior and exterior onsite inspection of primary structures – production of market value assessments while maintaining uniformity and equity.

Exterior Revaluation (walk around) – exterior onsite production of market value assessments while maintaining uniformity and equity.

Market Update – production of market value assessments without significant onsite inspection of property while maintaining uniformity and equity.

  • A viewer version of MarketDrive is available to provide viewing of data at your office.
  • MarketDrive allows the electronic import and export of data, thus eliminating re-keying of information and reducing errors.
  • You may publish your assessment data on the internet and link your municipal website to ours.
